Lending Criteria - Commercial

Loan Amount:

Minimum £250,000 (Northwest)

                  £500,000 (Rest of UK)

Maximum £10 million

Loan to Value: Negotiable - up to a maximum of 85%
Term: Between 3 and 25 years
Interest Rate: Fixed LIBOR Rate (up to 10 yrs)
Loan Repayment: Interest only periods can be considered
Margin: Negotiable
Fees:
  • Arrangement Fee (usually 0.50% of total loan)
  • Valuation Fee (by negotiation with a Valuer on the Society's Commercial
  • Solicitors Costs (a firm quotation can be obtained)
Security:
  • First Fixed Legal Charge
  • Debenture
  • Assignment of Rental Income
  • Personal Guarantee
Tenure: Freehold or Leasehold (minimum of 50 years remaining on unexpired term of lease after maturity of the loan)
