Home Information Packs (HIPs)

In England and Wales, the law now requires sellers of residential property, subject to specific exemptions, to have a Home Information Pack before putting their homes up for sale.

The Government has introduced Home Information Packs (HIPs) as part of a wider reform to reduce carbon emissions from homes and improve the process of home buying and selling.

 

The purpose of the Pack is to provide consumers with better information early in the process – to improve the speed and certainty of transactions and reduce wasted costs.

 

Home Information Packs aim to:


  • Provide key information needed by home buyers and sellers at the start of the process, enabling people to be better prepared before they make decisions and negotiate terms.
  • Explain the impact the home has on the environment. Better-rated homes should have less impact through carbon dioxide (CO2) emissions.
  • Reduce frustration and stress.
  • Cut wasted costs by reducing the high rates of failed transactions.
