Property Preparation for Renting Guidelines

We know from experience that a house which is clean and tidy at the beginning of the tenancy is likely to impress the tenant. It also allows us to insist on the house being clean at the end of the tenancy.

The guidelines shown below reflect the standard specification we require for rented properties.

Interior

  1. Clean windows inside and out.

  2. Clean painted wooden surfaces such as windowsills and skirting boards.

  3. Remove marks from walls and light switches.

  4. Vacuum and remove any stains from carpets.

  5. Clean vinyl/tiled floors.

  6. Remove all your personal effects from cupboards and drawers.

  7. Clean bath, showers, handbasins and WCs. Polish taps and clean tiled surfaces.

  8. Clean all kitchen units, cupboards and drawers and remove all items of food etc. Clean oven, cooker, hob, grill and cooker hood.

  9. Defrost and clean fridge/freezer and leave doors open.

  10. Clean all china, glass and cutlery, cooking utensils etc.

  11. Interior generally - clean all mirrors, pictures, glass ornaments, vacuum upholstered furniture, fit new vacuum bag, put out old milk bottles and remove all rubbish from the property.

  12. Clean and polish all door furniture.

  13. Property to be in good decorative order throughout.

Exterior

  1. Cut grass and leave garden tidy.

  2. Leave garage tidy.

Security

  1. Lock garage.

  2. Close and lock all windows.

  3. Lock back doors.

  4. Disconnect all electrical appliances from plug sockets.

  5. Ensure the local Cheshire Property Services branch has a set of ALL the keys and any alarm numbers.
